A London clearance team that does all the heavy lifting
Clearing a London home is rarely just a case of loading a van. There are narrow hallways, steep stairs, flats with no lift and streets where you can’t stop for long. We plan for all of that before we arrive.
On the day, we empty wardrobes, cupboards and drawers, bag up clothes, books and kitchenware, dismantle beds and wardrobes that won’t fit through the door, and carry everything out. You choose what goes: leave the property completely empty, or point out just the items you want gone.
Our house clearance services in London
One team for every type of clearance, whether it’s a studio flat, a family house or a whole block of rented units.
Full house clearance
Every room emptied, from sofas and white goods to the last box under the stairs. Ideal before a sale, a refurbishment or handing back the keys.
Flat and apartment clearance
Purpose-built blocks, mansion flats and converted Victorian houses, including upper floors with no lift. We work around building rules and communal areas.
Probate and bereavement clearance
We work carefully and at your pace, setting aside paperwork, photos and keepsakes, and passing usable items to charity. We can invoice the estate or solicitor directly.
End of tenancy clearance
Rentals emptied between tenants for landlords, letting agents and property managers, so the next let isn’t held up.
Completion day and downsizing
Short-notice clearances so you can hand over on time, plus help clearing whatever won’t fit when you move somewhere smaller.
Loft, cellar, garage and garden
Lofts, basements, sheds, garages and gardens cleared alongside the house or on their own, including old garden furniture.
Built for London properties
London homes come with their own challenges, and we’ve cleared plenty of each:
- Upper-floor flats with no lift. We bring enough hands to carry everything down safely and protect stairwells and communal hallways as we go.
- Controlled parking and red routes. When you book, we ask about parking bays, permit zones and loading restrictions so we can plan where the van goes.
- Managed blocks. If your building needs lift bookings, a concierge notice or set working hours, tell us and we’ll work to them.
- Period houses. Tight Victorian staircases, basement flats and full lofts are routine for us, and we dismantle furniture where it won’t fit through.
Four steps to an empty house
No skip permits, no van hire and no trips to the tip.

Reuse first, landfill last
A London house clearance often turns up furniture, homeware, books and clothes with plenty of life left in them. Wherever we can, we pass these on to charity, so every full house we clear helps a good cause.
Metal, wood, cardboard, textiles and electricals are separated for recycling, and only what’s left goes for disposal at licensed facilities.
Why the licence matters: if waste from your home is fly-tipped by an unlicensed collector, you can be held responsible. We give you a waste transfer note for every clearance.
London house clearance questions
Can’t see your question here? Call 0800 612 9430 or text 07939 815 649 and we’ll answer it.
How quickly can you clear a house in London?
Often the same day or the next day, depending on where you are and how big the job is. Most one- to three-bedroom properties are cleared in a single visit, and we’ll tell you how long to expect when we quote.
Can you clear a flat on an upper floor with no lift?
Yes. Let us know which floor the flat is on when you ask for a quote, so we can send the right size team and price the job accurately.
What if there's no parking outside the property?
Tell us about parking bays, permit zones or loading restrictions on your street when you book. We’ll plan where to stop the van before the day so the clearance runs smoothly.
Do I need to be there on the day?
No. Many executors, landlords and families leave a key with a neighbour, concierge or estate agent. We agree beforehand exactly what goes and what stays.
What happens if you find documents or valuables?
Anything personal or valuable we come across, such as paperwork, photos or jewellery, is set aside and handed back to you. Let us know beforehand if you’re looking for something specific.
Is there anything you can't take?
We take almost all household items, including furniture, mattresses, white goods and electricals. We can’t take hazardous waste such as asbestos, chemicals, paint tins or gas bottles. If you’re unsure, ask when you book.
Do you work with solicitors, letting agents and estate agents?
Yes. We regularly clear properties for probate, sale and re-letting across London and can invoice the estate, solicitor or agent directly.
